We will take expert photographs of your property and advertise To Let on our website, Zoopla and over social media, we will also advertise using our To Let boards to let passers by know the property is available. All photos and descriptions of the property will be approved by yourself before going live, if you have any special requests just let us know.
We will carry out all viewings of your property to find you the perfect tenants. We will provide you with all tenant applications we receive, in detail, so that you can choose to proceed with the most suitable applicants. Once they have been selected we will then carry out the required referencing checks to make sure they meet the affordability and are the best tenants for you.
Once all tenant checks are passed we will arrange with you the necessary safety certificates required by law to rent your property out. We will then provide the tenants and yourselves with a tailored tenancy agreement for signing. When ready we will meet your tenants at their new home to help settle them in and provide all necessary paperwork.
Prior to your tenants moving in, we will collect the first months rent and the deposit from them. We will then collect the rent ongoing monthly from your tenants and pay it forward to yourselves providing you with a monthly statement showing the breakdown of funds.
We will carry out thorough inspections of your property regularly, taking photos and detailed descriptions where necessary. We will then provide you with a report including these and highlighting any issues.
We are your tenants first point of contact throughout their tenancy, whether they need to report a maintenance issue or have any questions they can contact us whenever they need. We will then only contact you if necessary. We have an out of hours emergency hotline too so if the office is closed we can still deal with any urgent requests!
We will review what your property is worth on a regular basis and increase your rent when necessary to make sure you are keeping up with the current market value.
In the unlikely event ourselves and your tenants are unable to come to an agreement with regards to the deposit at the end of a tenancy, then we will organise the DPS disputes process on your behalf.
- Deposit Holding - £42pa
We will lodge your new tenants deposit under our DPS account.
- Inventory - £80
A document provided at the start of your tenancy showing photos and description of the condition of your property. This is highly recommended to make sure the property is returned in the same condition that it was initially rented. If at the end of the tenancy there is any issues the Deposit Protection Scheme will request a copy of this to win your claim.
- Renewal of your tenancy agreement - £100
We will contact your tenants and agree on a new fixed term contract, we will then organise the signing of a new tenancy agreement.
- Checkout Inspection & Report - £100
We will meet your tenants at the property on the final day and complete an in-depth inspection, collect the keys from them, take the meter readings and then provide you with a report of this.
- Serving Notices - £120
Should you wish to remove your tenants at any stage we can serve the correct, necessary, paperwork to arrange this.
- Deposit Claim Statuary Declaration - £240
If you require to make a deduction from your tenants deposit but they are not in agreement we can get the necessary DPS paperwork witnessed by our solicitors and sent off to the DPS Disputes Service.
- End of Year Accounts - £60
We will provide you or/& your accountant with a statement showing the breakdown of your funds throughout the year.
